Terms of Use

Guests booking with 1858 Barossa Accommodation are advised that the following policies govern the terms and conditions for bookings, amendments and cancellations and other provisions of the implied agreement for accommodation associated with these bookings.

Accommodation rates are per for full farmhouse per night and are for one or eight people sharing four rooms. There are no provisions for extra adults.

All bookings are based on availability at the time the booking is confirmed. A confirmation notice will be produced and sent to the booking party when the booking is confirmed. It is the booking party’s responsibility to review the confirmation notice and to promptly advise 1858 Barossa Accommodation if there is any discrepancy between the hospitality services expected, prices, dates, identification and contact information for the guests versus those stated on the confirmation notice.  

Minimum Stay Two nights 

Maximum Stay Seven nights (contact the property for long-term stay rates for stays of more than seven nights) 

Maximum Number of Rooms Four  

Minimum Lead Time Bookable up to the day before arrival. Certain packages containing offsite services through third parties may require longer minimum lead times. 

Maximum Lead Time Available up to one year in advance.

Prices Rates are quoted in Australian dollars and include 10% GST (Australian government imposed goods and services tax). Should the government or any other jurisdiction with authority modify this tax rate or impose additional or other applicable taxes or incremental applicable fees after the booking date and before departure, the then-current tax rate(s) and/or fees at the time of the stay shall apply and the charge for the services provided shall be adjusted to reflect the new rates, fees and/or taxes imposed.

These prices are intended as a guide only and are subject to variation without notice.
Guarantee The booking must be guaranteed with a credit card with validity through the departure date.

Deposit The full amount of the booking is due at the time of booking.

Method of Payment Accommodation may be paid by authorising the property to charge the amount to the guest’s credit card at the time of booking or by requesting deposit instructions and making a direct bank transfer within 24 hours of requesting the booking. 

Cancellation & Damage Policy We understand the need to travel with certainty during these unprecedented times. As such we have introduced the following Flexible Cancellation Policy during the COVID-19 Pandemic: IF CANCELLATION IS NECESSARY DUE TO CHANGES IN GOVERNMENT REGULATIONS, we will honour a full refund or postpone your stay to another date.

Normal cancellation policy applies to all other non- COVID related cancellations. As a boutique property our business depends on maximising occupancy. Cancellations often result in empty rooms due to booking lead times therefore non COVID related cancellations made less than 30 days prior to the arrival date will forfeit the full amount. No refund can be given in the event of non-arrival any unused services or unused nights due to flight/weather disruption. We recommend that you protect yourself with travel insurance.

Inside the farmhouse is a non-smoking area. If there is evidence of smoking we reserve the right to apply a minimum cleaning fee of $200 which will be charged to the guests account. We recognise that accidents can occur, but any wilful or reckless loss and damages incurred during their stay will be debited to the guests account  

Check In & Check Out Check in is 2pm and check-out is prior to 11am on the day of departure.

Early Departure A request to amend the departure date to a day earlier than the confirmed departure day, if received within one week of arrival or while checked-in will result an early departure fee being due, equal to the value nights and other confirmed services not consumed. 

In the unlikely event that 1858 Barossa Accommodation is unable to provide the services booked, the responsibility of 1858 Barossa Accommodation to the booking party will be limited to refund of those payments received from or on behalf of the guest related directly to the unavailable services, if the reason for the inability to provide the services is due to a factor out of the control of 1858 Barossa Accommodation (such as, but not limited to, an act of nature, damage or destruction of the property, interruption of utility services or labour dispute). 1858 Barossa Accommodation does not intentionally overbook, but in the event that an error or other fault within the control and responsibility of 1858 Barossa Accommodation prevents the provision of services booked, 1858 Barossa Accommodation will refund all payments received from the booking party and will use its best efforts to secure the closest comparable services then available in the locality for the guests at its own cost. This will apply for only those nights in which 1858 Barossa Accommodation is unable to provide the booked services. 

Changes to Terms & Conditions

1858 Barossa Accommodation reserves the right to alter any of these terms and conditions at any time without notice, other than for confirmed bookings, where the terms and conditions in effect at the time of booking shall apply unless 1858 Barossa Accommodation delivers notice of the changed provisions to the booking party more than two days prior to arrival date.
